From keys to codes

A beach rental near the Pier can turn over forty times a summer. Every physical key you hand out is a key you may not get back, and the lockbox on the gas meter with the same four digits since 2019 is not a system. A smart deadbolt gives each booking its own code that starts at check-in and dies at check-out, and gives your cleaner a code that works between them.

We install the deadbolt, pair it to the lock app, set up the first three codes, and show you the rotation on your phone. From then on you never mail a key again. Changeover after a key goes missing

A guest checks out of a cottage on North Pacific Street at 10 and takes the spare with them, on purpose or in a beach bag. The next guest lands at 3. That window is what we plan around. Call before noon and we rekey the keyed cylinder on the smart lock, or the whole deadbolt on a keyed unit, cut a fresh backup, reset the lockbox code, and are gone before the cleaner finishes the bathrooms. The old key becomes a souvenir.

Backup entry that does not depend on Wi-Fi

Wi-Fi goes down in a summer thunderstorm, batteries die on the Fourth of July, phones fall in the harbor. The rental still has to open. Every keyless setup we do has two fallbacks: the keyed cylinder that stays in the lock, and a wall-mounted lockbox holding that key, bolted somewhere a guest can be talked to over the phone but a passerby will not notice. You change the lockbox code when you change the guest codes. Lockboxes that survive the coast, and where we mount them.

Salt air and sun

Anything within a few blocks of The Strand lives in salt fog most mornings and full sun most afternoons. Cheap plated brass pits in a year; keypad membranes bake and split; hinge pins seize. The hardware that lasts on the beach side of Coast Highway is stainless or marine-grade coated, with a keypad rated for exterior use, and installed with stainless screws instead of the zinc ones in the box. We carry those. Older condos and cottages in South O often need the strike and the hinges done at the same time, and we say so on the quote rather than come back in six months.

Owner, cleaner, and guest codes

Three tiers, set up once:

  • Owner code, permanent, known to you and nobody else
  • Cleaner and maintenance codes, one per person, restricted to turnover hours so a code cannot be used during a stay
  • Guest codes, generated per booking by the platform connection or by you, expiring at check-out

We set up the tiers and show you how to add, remove, and audit them. You manage them after that; we do not hold your codes. When a cleaner leaves, you delete one code instead of rekeying a house.

When a guest is locked out

It usually happens in the evening, at a rental two blocks from the Pier, with a guest who has had a nice dinner. Inside our hours, 8:30 AM to 8:45 PM every day, call us: first we walk the guest through the lockbox on the phone, because that is free and takes two minutes, and if the lockbox is empty or the key snapped we come out at the lockout price on the pricing page. We do not run after hours, which is the honest reason we push every host to keep a second guest code and a stocked lockbox: past 8:45 PM, those are what get your guest inside. Most of the beach rentals we service are in Downtown and the Pier District and South Oceanside, where the neighbors have opinions about who is coming and going. A lock that only opens for current guests is good for them too.

Questions

Can you set up the smart lock if I am not in Oceanside?

Yes. Most hosts we work with live inland or out of state. We install the lock, pair it to the app on a phone at the door, and hand the account to you by video call or a setup link so you become the owner and we drop off. Your cleaner or co-host can let us in, or a lockbox code can.

Does it work with my booking platform or property management software?

Locks from the major smart-lock makers connect to Airbnb and VRBO through the lock app or a connector such as the platform's own smart-lock integration, so a guest code appears at check-in and expires at check-out. We tell you before buying whether the model you want supports your platform, and we install locks you bought yourself.

What happens when the lock battery dies during a stay?

Nothing bad, if the setup was done right. Every lock we install keeps a keyed cylinder and, where the model allows it, external battery contacts, and we mount a lockbox with a backup key that the guest can be talked to over the phone. The app warns you weeks before the battery is low; we set the alert to go to you and the cleaner.

Can you meet my cleaner instead of me?

Yes, and that is the normal arrangement. We coordinate with the cleaner or co-host on the changeover window between check-out and check-in, and we text you a photo of the finished lock and the code list.

Are there Oceanside rules about short-term rentals I should know?

The City of Oceanside requires every short-term rental to register for a transient occupancy tax certificate, and since June 2024 nearly every unit also needs a city short-term rental permit, with an annual fee and an inspection. We are not the authority; the city's short-term rental page is, and the rules have changed more than once. Good locks help with one item the city and your neighbors care about, which is that only current guests can get in.
